The foregoing accounts are currently in default under certain provisions of the Declaration of Condominium and the lienholder has chosen to proceed with a non-judicial foreclosure procedure in accordance with VI Code Ann. Title 28, Chapter 36. The sale of the Property is to satisfy the past due obligations of the Owner(s) as evidenced by the Claim(s) of Lien duly recorded as the Office of the Recorder of Deeds for the District of St. Thomas and St. John Document Nos 2023005552 to 2023005585.

The Sale shall require the highest bidder, other than Creditor, to pay in cash or certified funds. The Sale shall be subject to taxes and assessments, existing easements, easements and restrictions of record, and any senior mortgage lien. The Purchaser is to pay for the preparation of the deed, documentary stamps on the deed, and the costs of recording the deed.
